
NatHERS
NatHERS assessments are used to meet minimum energy efficiency requirements in the National Construction Code (NCC).
A NatHERS energy assessment helps you, your designer, architect and builder, make good design and appliance choices so that your new, or renovated home uses less energy and is more comfortable to live in. An energy efficient home also has a higher resale value when the time comes to sell your property.
A NatHERS Accredited Assessor can guide the design of your home to meet the NCC, while also providing advice on how to reduce your heating and cooling needs.
Under Section J of the National Construction Code, construction companies must provide evidence of their efforts to ensure the energy efficiency of all new Class 2 to 9 buildings, including commercial, retail, apartments and industrial buildings. The Section J report highlights how the materials, components, design and construction of a property meets the various areas of compliance in relation to minimum energy efficiency standards.
Property developers submitting a Development Application or Construction Certificate Application must accompany their application with a completed Section J report to obtain their permit.


WSUD
A Water Sensitive Urban Design (WSUD) Report is a document required for almost all types of developments, including Residential projects, Residential Extensions (over 50 sqm), Commercial, Industrial developments, and Apartment Complexes. Councils typically require this report to demonstrate that the proposed development can achieve specific reductions in stormwater pollutants, as outlined below:
- Suspended Solids: 80% reduction of the typical urban annual load
- Total Nitrogen: 45% reduction of the typical urban annual load
- Total Phosphorus: 45% reduction of the typical urban annual load
- Litter: 70% reduction of the typical urban annual load
These targets must be verified using approved modelling tools, such as:

- STORM Calculator provided by Melbourne Water

SDA
A Sustainable Design Assessment (SDA) is a planning document required by many local councils to demonstrate how a proposed development meets environmental performance objectives under Clause 15.01-2S of the Victorian Planning Provisions.
It applies to:
- Small to medium residential developments (typically up to 9 dwellings)
- Commercial projects under a certain floor area
An SDA shows how your project addresses:
- Energy efficiency
- Water conservation
- Stormwater management
- Indoor environment quality
- Waste and transport efficiency
